Level 2 Home Survey
Formerly known as a home buyers report, it is a standardised report aimed at identifying and assessing significant issues that could affect the value of the property.

Scope: It is suitable for conventional houses, flats, and bungalows that are in reasonable condition. It is not as comprehensive as the Level 3 Building Survey but offers a more in-depth analysis than a basic valuation.

Level 3 Building Survey
The Level 3 Building Survey (formerly known as a Structural Survey) provides a comprehensive assessment of a property's condition. It is suitable for all types of residential properties, especially older or more complex structures.

Scope: This survey is more detailed and extensive compared to the Level 2 HomeBuyer Survey. It includes a thorough examination of the property's structure, fabric, and services.

Drone Survey
Our Drone Roof Inspection service can be added to both our Level 2 Home Survey and Level 3 Home Survey, providing a closer inspection of areas that are often difficult or impossible to view safely from ground level.
Using high-resolution drone photography, we can capture detailed images of roof coverings, chimneys, flashings, valleys, gutters and other elevated building elements. This allows us to identify defects that may not be visible during a standard visual inspection, helping to provide a more comprehensive assessment of the property's condition.
The photographs taken during the inspection are incorporated into your survey report where relevant, giving you a clearer understanding of any issues identified and supporting our recommendations.
This service is particularly beneficial for taller properties, complex roof structures, buildings with limited access, or where neighbouring properties and landscaping restrict traditional inspection methods.
Estimated Cost of Repairs
Available exclusively with our Level 3 Home Survey, this optional add-on provides estimated repair costs for the defects and maintenance issues identified within your report.
Many buyers want to understand not only what work may be required, but also the likely financial implications before committing to a purchase. Our estimated cost of repairs section provides broad budget figures for recommended repairs, replacements and further investigations, helping you plan future expenditure and identify any significant costs that may arise.
The estimates are intended as a guide only and are based on our experience of local building costs at the time of inspection. They are not quotations and actual costs may vary depending on the specification of works, contractor availability, access requirements and any hidden defects uncovered during repairs.
This service can be particularly useful when negotiating a purchase price, budgeting for improvements, or prioritising future maintenance works.
