Joe England and Ben Free established England Property Surveys LTD having first met while undertaking the Sava Level 6 Diploma in Residential Surveying and Valuation in 2021. Sharing a commitment to high professional standards and practical, evidence-based reporting, they developed a strong professional partnership during their training. This collaboration led to the formation of the company in 2023, combining their expertise to deliver thorough and reliable residential property surveys for clients across the region.
​Joe England AssocRICS MRPSA is a Residential Surveyor with an electrical background and hands-on experience in property refurbishments and developments. His blend of technical expertise and practical knowledge enables him to assess building performance, identify defects accurately, and explain their implications clearly. Joe provides thorough, dependable advice to help buyers make confident, well-informed decisions.
Joe is an unfortunate supporter of Bradford City and usually feels the need for a beer after watching them play; he also enjoys going to the gym and attempts to play golf, with mixed success.

Ben Free AssocRICS MRPSA is a Residential Surveyor with a background as a qualified electrician and residential estate agent, combining practical construction knowledge with a strong understanding of the property market. This enables him to identify defects accurately and explain their implications clearly in a way that is both technically sound and commercially relevant. With a strong focus on customer service, Ben provides clear, reliable and professional advice to help buyers make confident, informed decisions.
Outside of work, he enjoys golf and fitness, which reflects the same discipline and attention to detail he brings to his surveying work.
Liddy Leonard AssocRICS, is a Residential Surveyor with a background in residential lettings, giving her a strong understanding of the practical realities of property ownership. With a degree in design, Liddy brings a keen eye for detail to every inspection, particularly when identifying and clearly reporting on defects. Her calm and approachable manner places a strong emphasis on customer service, providing clear, reliable advice to help buyers make confident and informed decisions. Outside of work, Liddy enjoys reading and exploring the Yorkshire countryside on foot.
